Welcome to Art of Rental. These Terms of Service ("Terms") govern your access to and use of artofrental.com (the "Site") and the Art of Rental online course (the "Course"), operated by Natalia Zvereva, a sole proprietorship registered in California, USA, with business address at 15732 Los Gatos Blvd, Los Gatos, CA 95032 ("we," "us," or "our").
By accessing the Site, creating an account, or purchasing the Course, you agree to be bound by these Terms. If you do not agree, do not use the Site or purchase the Course.
1. Eligibility
You must be at least 18 years old to purchase the Course or create an account. By accessing the Site, you represent that you are 18 or older. We do not knowingly collect information from individuals under 18.
2. The Course
Art of Rental is a self-paced online course on short-term rental (STR) and Airbnb hosting strategy. The Course consists of pre-recorded video lessons, written materials, downloadable templates (including a lease agreement template), and may include access to an AI-powered learning assistant (when available).
You receive lifetime access to the Course materials, including all future updates, for a single payment.
3. Payment and Pricing
The Course is sold for a one-time payment of $297 USD. Payment is processed by Stripe, Inc. We do not store your payment card information. All sales are in US dollars.
By submitting payment, you authorize us to charge the full amount to your selected payment method. Pricing may change for future buyers, but the price you paid is final.
4. Refund Policy
Our refund policy is detailed at /refund. Briefly: you may request a full refund within 30 days of purchase if you have viewed less than 30% of the Course content. Refund requests must be sent to support@artofrental.com.
5. Your Account
You are responsible for maintaining the confidentiality of your account credentials. You agree to:
- Provide accurate, current, and complete information during registration
- Maintain and update your information as needed
- Notify us immediately of any unauthorized access to your account
- Not share your account credentials with others
We reserve the right to suspend or terminate accounts that violate these Terms, including accounts sharing credentials or distributing Course content.
6. Intellectual Property
All Course content — including but not limited to video lessons, written materials, templates, graphics, logos, AI study assistant responses derived from Course materials, and any derivative works — is owned by Natalia Zvereva and protected by US and international copyright law.
You receive a personal, non-transferable, non-exclusive license to access and use the Course content for your own learning and business operations. You may NOT:
- Share, redistribute, resell, sublicense, or publicly display any Course content
- Download, copy, or extract video lessons for purposes other than personal study
- Use Course content to create competing courses, training materials, or derivative educational products
- Use AI scrapers, bots, or automated tools to extract Course content
Violation of this section may result in account termination without refund and legal action for damages.
7. Lease Agreement Template — Important Disclaimer
The Course includes a lease agreement template ("Template") provided for educational and reference purposes only. The Template is NOT legal advice and is NOT a substitute for consultation with a licensed attorney. Laws governing short-term rentals, cohosting, and rental arbitrage vary by state, county, and city. You are solely responsible for ensuring any lease agreement you use complies with applicable law in your jurisdiction.
We make no warranty that the Template is suitable for your specific situation. Before using the Template, consult a licensed attorney in your jurisdiction.
8. Educational Purpose — No Professional Advice
The Course teaches strategies for short-term rental and Airbnb hosting based on the instructor's personal experience. The Course is for educational purposes only and does NOT constitute:
- Legal advice
- Tax advice
- Financial or investment advice
- Real estate advice
- Insurance advice
- Business advice tailored to your specific situation
Short-term rental laws, tax obligations, zoning regulations, and HOA rules vary widely by location. Profitability depends on factors including market conditions, local regulations, your effort, and circumstances beyond your control. We do not guarantee any specific financial result, income, or success from applying the Course material.
Before making business decisions, consult licensed professionals (attorneys, CPAs, real estate agents, financial advisors) in your jurisdiction.
9. AI Study Assistant (When Available)
If made available, the AI learning assistant ("AI Study Assistant") is trained on Course materials and intended to help you find relevant information within the Course. AI Study Assistant responses:
- Are generated by machine learning models and may contain inaccuracies
- Are NOT a substitute for the underlying Course lessons
- Are NOT professional advice
- Should be verified against original Course materials
We are not liable for decisions made based on AI Study Assistant output.
10. User Conduct
You agree NOT to:
- Use the Site for any unlawful purpose
- Attempt to gain unauthorized access to any part of the Site or our systems
- Use automated tools to scrape, harvest, or extract data
- Upload viruses, malware, or harmful code
- Impersonate others or provide false information
- Harass, threaten, or abuse other users, instructors, or support staff
- Interfere with the Site's operation
11. Third-Party Services
The Site uses third-party services including Stripe (payments), Resend (email), Cloudflare (CDN and security), and Cloudflare R2 (content storage). Your use of the Site is also subject to the terms of these third parties. We are not responsible for the practices of third-party services.
12. DMCA / Copyright Complaints
If you believe content on the Site infringes your copyright, send a DMCA notice to support@artofrental.com containing:
- Your contact information
- Identification of the copyrighted work
- Identification of the allegedly infringing material with URL
- A statement of good-faith belief that the use is unauthorized
- A statement under penalty of perjury that the information is accurate and you are authorized to act on the copyright owner's behalf
- Your physical or electronic signature

13. Disclaimers and Limitation of Liability
THE SITE AND COURSE ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT.
WE DO NOT WARRANT THAT:
- The Site or Course will be uninterrupted, error-free, or secure
- Defects will be corrected
- The Course will achieve any specific result for you
- Information in the Course is current, accurate, or complete in your jurisdiction
TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR TOTAL LIABILITY FOR ANY CLAIM ARISING FROM OR RELATED TO THESE TERMS, THE SITE, OR THE COURSE SHALL NOT EXCEED THE AMOUNT YOU PAID US IN THE 12 MONTHS PRECEDING THE CLAIM, OR $297, WHICHEVER IS LESS.
WE ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, CONSEQUENTIAL, PUNITIVE, OR SPECIAL DAMAGES, INCLUDING LOST PROFITS, LOST DATA, OR BUSINESS INTERRUPTION, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
Some jurisdictions do not allow exclusion of certain warranties or limitation of liability for consequential damages. In such jurisdictions, our liability is limited to the greatest extent permitted by law.
14. Indemnification
You agree to indemnify and hold harmless Natalia Zvereva, her successors, and assigns from any claim, loss, liability, or expense (including reasonable attorney fees) arising from your use of the Site or Course, your violation of these Terms, or your violation of any law or third-party right.
15. Termination
We may suspend or terminate your account immediately, without notice, for violations of these Terms. Upon termination, your right to access the Course ends. No refund is provided for termination resulting from your violation.
16. Governing Law and Dispute Resolution
These Terms are governed by the laws of the State of California, USA, without regard to conflict of laws principles.
Any dispute arising from these Terms or the Course shall be resolved through binding arbitration in Santa Clara County, California, under the rules of the American Arbitration Association. You waive any right to a jury trial or to participate in a class action lawsuit. You may opt out of arbitration by sending written notice to support@artofrental.com within 30 days of accepting these Terms.
Small claims court actions are excluded from this arbitration clause and may be brought in Santa Clara County, California.
17. Changes to Terms
We may update these Terms from time to time. The "Last updated" date at the top reflects the most recent revision. Continued use of the Site after changes constitutes acceptance of the revised Terms. Material changes will be notified by email to active users.
18. Severability
If any provision of these Terms is held invalid or unenforceable, the remaining provisions remain in full effect.
19. Entire Agreement
These Terms, together with the Privacy Policy and Refund Policy, constitute the entire agreement between you and us regarding the Site and Course.
